Pre-Construction

Overview

Pre-construction is where cost, schedule, and quality are decided. For residences and private estates, commercial and institutional facilities, and infrastructure and development projects across the Hudson Valley, it is the planning phase in which the property is studied, scope is defined, and a realistic budget and schedule are set before ground is broken, so owners commit capital with certainty.

Scope

Every engagement begins with an on-site visit and measurement. We assess existing grades, soils, drainage patterns, access, utilities, and structures; identify permit, zoning, and stormwater requirements with the local municipality; and coordinate with your architects and engineers where design is required. The outcome is a clearly defined scope and a full understanding of conditions that will shape cost.

Approach

We approach pre-construction as risk prevention. Site conditions, permit requirements, and long-lead materials are identified early, and the proposal defines the scope clearly so owners understand what will be built. When a budget needs adjusting, we present clear options in scope or phasing without compromising the materials and methods that give the finished project its full service life.

What's Included

Pre-construction includes on-site measurement and project assessment, feasibility and constructability review, budget forecasting and cost planning, site analysis of grades, soils, and drainage, risk identification and mitigation planning, phasing and scheduling strategy, and consultations with the client and design team to align vision, design, and investment before construction begins, so every stakeholder starts from the same plan.
